S1 Roadmap
One quiet operating system for selling, leasing and managing property. Here is what we are building, in the order we are building it.
Now
In design and early build.
Trustless accounting
Sales and property management money moves without the agency ever holding it, so there is no trust account to reconcile.
Commission that runs itself
The system calculates every split, a manager approves with one tap, and agents are paid the same day a sale goes unconditional, on a clear payout schedule.
Vendor e-sign in S1
Vendors sign Section 27 statements and the Property Price Statement inside S1, including publishing the auction reserve at least seven days before auction.
A calmer workspace
One clear line at the top, a short guided walk with undo, and simple lists with a side panel for detail.
Renter-free payments
Tenants always have a way to pay rent at no cost, and every fee shows who pays it and why.
Production line, God mode
One view of every listing, from signing and creative prep through the live campaign, contract and settlement. Every step shows a tick, and you can act on any step from there. Photo selection opens the SASH Photo Sequencer.
S1 Tasks
Native task management that replaces ClickUp. The structure of lists and statuses, with linked notes in the spirit of Roam Research, so tasks, deals and people connect through backlinks and daily notes.
Choose where it goes
When you publish, one quiet list of destinations: our own portals first, then Australian portals, then portals around the world by region, each with its own logo.
Next
Following once the foundations are steady.
Role views and templates
Production line views for agent, marketing, sales manager and admin, plus preset templates that each team can customise.
Every conversation, logged
Texts, WhatsApp, calls and email are recorded against the right person and property automatically, and replies are read so the next step is suggested for you.
Inspection scheduler
Book, confirm and follow up open homes and private inspections without leaving S1.
Market share, by role
Each person sees the view that fits their role, from the whole group down to a single team or agent.
Leasing and maintenance
Tenancy renewals, owner approvals and maintenance with trusted tradespeople, handled in one place.
Publish on save
Saving a property updates every portal straight away, and the portal addresses come back into S1 automatically.
Property Price Statement, built in
Generated from comparable sales with exact figures, signed by the vendor in S1, and replaced in one step when the price changes.
A published stance on money
A clear position written for regulators and auditors, a named payment provider, and a backup provider ready to take over.
Later
Further out, shaped by what we learn.
Publish straight from S1
Agencies publish property once in S1, and it flows to S.MEDIA portals and a free agency website.
Specialist portals for land and development sites (plans and permits)
Two new S.MEDIA portals: TERRAIN for vacant land, and SITEWORKS for development sites and opportunities with plans and permits. Working names.
Short-term rentals and tribunal lodgements
Holiday letting and VCAT applications brought into the same calm flow.
Training, built in
Lessons from leading Australian real estate coaches woven into daily work, so guidance appears at the moment it helps.
Clear disclosures
Plain explanations wherever automation helps make a decision, ahead of new privacy rules.
Where each part of S1 stands
S1 is in design. These groups describe how far each screen has come, not live software.
Designed to V1, in good shape
Sales
Today, Pipeline, My patch and the commission statement have been through many calm rebuilds and read as a finished first version.
Appraisals
The adjustment grid and appraisal desk are designed end to end, with plain reasons for every adjustment.
Tenancies and property management
Tenancy tabs, renewals, rental applications, owner approvals and maintenance with trusted tradespeople are designed as calm, guided flows.
Open homes and campaign buyers
Open homes and the buyers attached to each campaign are laid out and walked through with undo.
Command centre
The single view across the group is designed and settled.
Early stage
Market share by role
The views exist, but filtering by role and drilling from team to agent still need work.
Prospecting, signals and comms
First screens are drawn and will be rebuilt in the calm style.
Production line
Stage views for pre-launch, live campaigns and properties under contract are drawn, with a tick on every step. Role views come next.
Publishing to portals
The destination list is drawn. Portal names and logos are being settled.
Trustless accounting and vendor e-sign
The ideas are set and some screens exist, including publishing the auction reserve seven days ahead, but the flows are still being shaped.
S1 Tasks
The first screen is drawn: daily notes, lists with list and board views, and [[links]] that give every property, person and deal its own page of tasks and mentions.
Not started yet, prioritised
Every conversation, logged
Automatic logging of texts, calls and email has no screens yet.
Publish on save, training, short-term rentals and tribunal lodgements
These are on the roadmap and will be designed after the items above.
Built and wired up
Nothing in S1 is live to customers yet. Everything above is design work that guides what we build first.
Learning from other platforms
What we admire, where we differ, and what we leave behind. Reviewed so far: LockedOn, Managed App, realestate.com.au and Domain.
LockedOn
What they do brilliantly
Each property keeps its enquiries, messages and portal status in one record. Follow-up plans run automatically after open homes and enquiries. Past appraisal clients get a sold-comparables update every quarter without anyone remembering to send it. Each portal shows when it was last updated and whether that worked. We will keep all of this and give it a calmer shape, with exact figures only.
Where we take a completely different approach
In S1, saving is publishing: changes reach the portals right away, and the portal address comes back into the record. Price ranges are proper from and to fields. The Property Price Statement is generated inside S1 from comparable sales and can be replaced without deleting the old version. Every message is logged against the property along with whether it was delivered. Comparable sales come with the platform rather than as an add-on, and pricing is published openly.
What we will never copy
S1 will never make you click save in different places, lose an edit when you move away, or change what the public sees without telling you. Messages always go out under the agent's own name. Screens should respond instantly, and a sign-in should last as long as you need it to.
Managed App
What they do brilliantly
Every party has their own wallet, so rent is never pooled in a trust account. Each payment splits automatically into a ledger for the property that cannot be edited, and statements and reconciliation take care of themselves, with no end-of-month rush. Arrears and renewals follow up on their own, and pricing is a simple charge per property. S1 brings the same idea to sales as well: deposits, commission and same-day payouts.
Where we take a completely different approach
S1 is one system covering sales, leasing, property management and commercial. Agents are paid by the system on the day a sale settles. Replies from tenants, owners and tradespeople are logged and read for you. Every screen says plainly who pays each fee, the order money is split in, and why the model is sound.
What we will never copy
Renters will never pay to pay their rent. Fees will never depend on settings an agency keeps to itself. Payment methods will never be withdrawn at short notice. S1 will publish its position for regulators and auditors, name its payment provider, keep a backup provider ready, and offer local support.
realestate.com.au
What they do brilliantly
Buyers can plan their inspections, add them to their calendar, get directions and hear straight away if an open is cancelled. Upload errors link directly to the property that needs fixing. Vendors get a live report link, new enquiries go to the right agent for the suburb, and open times can be checked for clashes. We will build each of these into S1 in our own calm way.
Where we take a completely different approach
S1 belongs to the agency, so publishing happens once and the portals follow. On S.MEDIA every home gets the same photo treatment, with nothing for sale that buys more prominence. Suggestions in S1 point to the next step with the vendor, never to buying more advertising. Value is shown through sold comparables with exact figures and the agent's own appraisal.
What we will never copy
We will never show automated estimates, never price in tiers nobody can see, and never write contract terms that tie an agency to one place. Every booking will be confirmed with the agent, and every agent will be told the moment a property goes live, along with its address.
Domain
What they do brilliantly
Comparable homes are laid side by side for the conversation with the vendor. Agents can see when a prospect opens an appraisal, map their own patch, and use one sign-in across products. Domain has also publicly limited its price rises. S1 already lays comparables out in a similar way and will use them to write the Property Price Statement.
Where we take a completely different approach
Domain is moving away from everyday agency tools to focus on data. S1 is those everyday tools, and publishing simply happens along the way. Comparable sales are chosen by the agent and adjusted in dollars, with no estimate produced by a model.
What we will never copy
S1 will never show estimated prices, ask for separate passwords inside one product family, or keep core insights behind paid tiers. Every property will have equal standing, and our commitments on continuity will be published.
